The
Benefits of using a Buyer's Agent
It is not
surprising that most first-time home buyers do not fully understand the
home-buying process. They are not aware of how agency relationships
work or the benefits of using a Buyer's Agent to help them with their
purchase. Prior to 1990, all real estate agents represented the seller
of a property. Even the agent who was working with the Buyer was
considered an agent of the seller!
Well,
times have changed and now Buyers have equal representation in the home
buying process. A Buyer's Agent is a single agent who represents the
Buyer exclusively in the purchase of a property.
The
services provided by a Buyer's Agent are immeasurable. A Buyer's Agent
keeps on top of all the new listings that match their client's needs so that
together you can view the homes right away. This is very important
when shopping for a home in our popular Seattle neighborhoods. The
best homes sell in only a few days, and if you don't have a Buyer's agent
that is dedicated to your needs, chances are you'll miss out on the best
homes.
Another
important thing to note is that the services provided by a Buyer's Agent
never cost the Buyer a thing! When a Seller signs a listing agreement
with their agent, they agree to a set commission that comes out of the
profits from the sale. This is then split 50/50 with the Listing Agent
and the Buyer's Agent. Therefore, the Buyer never pays a thing for
equal representation in the process!
